Decide what the space must do

An ordinary room addition generally expands the main home. An accessory dwelling unit involves a separately regulated dwelling arrangement and different functionality.

Review utilities and access

A separate dwelling may need its own kitchen and bathing facilities, with implications for utilities and layout. Adding living space to the main home creates a different integration challenge.

Check local feasibility

Applicable state and municipal rules, site dimensions, fire requirements and building conditions should be reviewed before assuming either plan will be approved.

Estimate the whole project

Evaluate design, engineering, utility work, approvals, construction and finishes together. Both options commonly need an in-person estimate.

Map daily use before drawing walls

If the goal is extra space for the existing household, the preferred layout may prioritize direct access from the home. If the goal is a separate dwelling, consider privacy, entrances, storage, ventilation and facilities used independently. These choices affect the building program even before zoning and structural questions arise. An ADU should not be assumed to have identical approval requirements to an ordinary addition.

Compare operating and construction practicalities

Think about property access during building work, locations for utility connections and whether existing structures can be reused safely. A garage conversion may face different constraints from an entirely new detached unit. Discuss what studies, drawings and inspections are likely to be necessary before comparing bids. The cheapest conceptual option may not be the least disruptive or the most practical on your specific parcel.
