Define what you are changing
A finish refresh differs from rearranging appliances and moving plumbing. List cabinets, counters, flooring, backsplash, lighting and layout changes individually so contractor proposals can be compared fairly.
Watch for hidden conditions
Older wiring, damaged subfloors and water damage can change the planned scope after demolition. Ask how discoveries, approvals and change orders will be documented.
Select materials with scheduling in mind
Custom cabinets, specialty countertops and appliances can have different lead times. Clarify who measures, purchases, stores and installs each owner-selected component.
Prepare for an estimate
Photograph every kitchen wall and provide approximate dimensions. Small finish updates may qualify for an initial photo estimate; larger redesigns require onsite assessment.
Ask for a line-item scope
A useful estimate should say whether cabinet boxes will be replaced or only refaced, which countertop material and edge details are assumed, what backsplash height is included and how the floor will be finished at adjacent rooms. Check whether sinks, faucets, lighting and appliance hookups are included. If one proposal excludes demolition, disposal or painting while another includes them, the lower total does not necessarily describe a less expensive project.
Build a contingency plan
Before work begins, discuss how damaged backing, out-of-level surfaces or concealed wiring will be handled if uncovered. Ask what triggers written approval before additional work is performed. When a kitchen is essential to the household, also plan food preparation arrangements, safe appliance access and where materials will be stored during construction. A detailed written scope helps both sides manage disruption without guessing about unforeseen work.
Before You Request an Estimate
- List must-have work separately from optional upgrades
- Ask what demolition, disposal and permits include
- Identify owner-provided materials
